Social media works for loan officers when it builds trust before a buyer ever needs a mortgage. That means showing up consistently as a real person, not as an ad.
Here are seven habits we coach mortgage professionals on.
1. Pick one or two platforms and own them
LinkedIn is where realtors, builders and referral partners pay attention. Instagram and Facebook are where many buyers spend time. Start with the one where your referral sources already are, and post there every week before adding another.
2. Teach, don't sell
Short explainers win: what a pre-approval actually means, how down payment assistance works, what to avoid before closing. Educational posts get saved and shared far more than rate graphics.
3. Put your face on camera
People choose loan officers they feel they know. A 30-second phone video answering one buyer question beats a polished graphic almost every time.
4. Celebrate your partners
Tag the realtors, title reps and builders you close with (with permission). It thanks them publicly and puts your name in front of their audience.
5. Share real closings and stories
With client consent, a photo at the closing table and a sentence about the journey shows exactly what you do. Always follow your company's compliance and advertising rules.
6. Use a simple weekly rhythm
A repeatable plan beats bursts of activity. For example: one tip, one partner shout-out, one personal post and one market update each week.
7. Reply to every comment and message
The algorithm rewards conversation, and so do buyers. A quick, friendly reply often starts the next pre-approval.
